What’s Actually Included in Your Barn Quote? Questions to Ask Before You Sign

If you’ve been shopping around for a barn, garage, or livestock shelter, you’ve probably seen quotes that range all over the place—and you might be wondering:
“Why is this quote $15K cheaper than the others?”
Spoiler alert: it probably doesn’t include everything you think it does.
At VWC Construction, we believe in clear, honest pricing that reflects the full scope of the project—not just a lowball number to get your foot in the door. Here's how to compare quotes the right way, and what to expect from us when you're ready to build.
What Most Barn Quotes Leave Out
Many national or kit-based builders give you a price for the bare minimum, and leave out all the things you actually need to make the building usable.
Common things not included in other quotes:
Concrete slab
Permits and engineered plans
Site prep or grading
Insulation or moisture barrier
Delivery and equipment costs
Cleanup and trash removal
Interior framing
Basic customizations (like door placement or lean-tos)
Those add up fast—especially if you find out after you’ve already signed.

What’s Included in a VWC Quote
We don’t believe in bait-and-switch pricing. When you get a quote from VWC Construction, here’s what you can expect to be included:
Engineered trusses (required for code compliance in most counties)
Post-frame construction, built by our crew—not subcontracted out
Basic layout customizations (you choose doors, windows, and orientation)
Permit coordination with your local county or city
Moisture barrier for long-term durability
Cleanup when we’re done
Site walk and consultation with our team
Need site prep or dirt work? We coordinate directly with our sister company, Excavate Colorado, to include that in your build package—no need to hire an outside excavation crew.
What About Electrical and Plumbing?
We don’t provide in-house electrical or plumbing, but we make it incredibly easy for you to work with your own licensed contractor.
Here’s how we support you:
We’ll coordinate with your electrician or plumber during the build
We can frame openings or access points for future rough-ins
We’ll help plan conduit, panel placement, or water stub-outs before the slab is poured
We stay flexible during construction so their work goes smoothly
Whether you want RV hookups, a bathroom, a heated shop, or just a few outlets—we'll make sure you're ready for it, even if you're not adding it right away.
Questions to Ask Before You Sign Any Barn Quote
Before you commit to a builder, ask these:
Does this quote include permits and engineering?
Will my site need grading or prep—and is that included?
Does the quote include concrete, insulation, or vapor barriers?
What happens if I want to add electrical or plumbing later?
Is this built by your crew or subcontracted out?
What happens if there’s an issue after the build?
If a builder avoids giving you straight answers or can’t explain their pricing, that’s a red flag.
Honest Quotes, Real Support
At VWC Construction, we don’t just build buildings—we build trust.
When you work with us, you get:

No pressure. No surprises. Just solid buildings done right.
